A Gem of A Kitchen Project in West Hartford, CT

What better way to start of the New Year than with a blog post about a nearly complete, gem of a project here in West Hartford? The owners of this charming Colonial home, a professional couple, came to KBDC looking for a kitchen remodel. Built in 1919, the house has the typical colonial layout with the kitchen located toward the back of the home. The home had been subject to many “do-it yourself” projects by the previous homeowner.

While the “bones” of the space were exceptional, we were wary of the workmanship that preceded our involvement. Fortunately, the size of space was good, however the use of the space was not. A previous kitchen remodeling involved placing a small island in the center of the kitchen. The recommended clearances for proper kitchen design were overlooked and there was insufficient space on either side of the gas cooktop that was placed on the island. The island was not only interfering with circulation in the room, it was dangerous. Unfortunately, this is a common mistake homeowner’s make. In reality, very few kitchens, particularly in older homes, have sufficient space for an island. Compromising safety and circulation for the perceived benefit of adding an island is short sited. So the layout needed a fresh approach. In addition, all of the finish materials were dated, functionally obsolete and just plain worn out.

Homeowner’s wish list:

· Increase light in the kitchen

· Widen the hallway between the dining room and kitchen

· Replace the black/white vinyl kitchen floor

· Create a place for recycling
· Add double ovens if space allows

Materials Selected:
· Stainless steel appliances, currently in vogue and likely to never truly go out of fashion
· White, matte finish cabinetry in a classic raised panel style. This is a durable, easy maintenance option for homeowner’s seeking a classic look without the headaches of a painted finish.
· Antique pewter decorative hardware to blend with the stainless appliances giving an old-world look. We selected the same finish for a pendant light at the sink, which softens the look of the stainless a bit.
· New Caledonia polished granite with a quarter round edge. This lighter toned granite has a fair amount of brown. It’s a nice departure from the typical black and white kitchen. The more textural appearance of the stone renders it easier to maintain than a monolithic black stone surface.
· 14 x 14 porcelain floor tile in a stunning, rich brown reminiscent of leather. The larger scale tile reduces the amount of grout for easier maintenance and creates a more elegant, open appearance.
· White, ceramic subway tile for the backsplash. This material has been way overused, however in this home it’s just right-light, bright, easy care and appropriate for a 1900’s home.

Design Solution:
· The island was removed and a cooktop was placed along an exterior wall with a generous stainless steel hood. The hood could be described as contemporary but it works well in the space and creates a clean lined, open feeling.
· At the homeowner’s suggestion, a brilliant one I might add, we opened up a window that had been closed in a previous remodeling. This added considerable light and openness to the space.
· The existing powder room was oversized-more than likely a former pantry space in the home’s original plan. In order to achieve the most successful layout, we opted to shrink the powder room and relocate its entry door. It’s now a charming new space with beadboard wainscoting and other vintage details.
· Closed the existing front hall entry to the kitchen to allow for an L-shaped configuration that includes the refrigerator, an above the counter microwave, wine boxes, a “perch” for the kids and drop zone for adults.
· An existing pass through from the kitchen to the breakfast room, an outdated 50’s design solution, not comfortable in this elegant home, was expanded to become a generous walk through from the kitchen to the seating area. This solution makes the two rooms feel more connected without losing the integrity of the home.
· Because there was sufficient, accessible storage, we decided against extending the cabinets to the ceiling. Leaving the space above them looks intentional unlike newer homes where there would only be a small amount of wall showing above the cabinets. The resulting openness will be particularly nice in this room. With its generous ceiling height, this kitchen is perfect for spotlighting a dramatic color, a suggestion I have made to the homeowners.

The project started in mid-October with an estimated time frame of about 8 weeks to substantial completion. As we suspected, there were a few obstacles we needed to overcome once we got to look at the actual structure of the space. These were not insurmountable and not exceedingly costly given what can show up in homes of this vintage.

Then came the Halloween nor’easter, Alfred, which threw a wrench in the works. Kitchen + Bath
Design + Construction was without power for eleven days, and our client was without power for over a week, not to mention the tree limb that went down across the homeowner’s driveway blocking access to and from the street. Once the power was restored, our Project Manager worked closely with our subcontractors to quickly get things back on track. Not easy considering all our other projects, and the subs other projects, including this one, were now more than a week behind schedule.

I’m happy to report that we are at the finish line! The completed project is clean, crisp, sophisticated and functional. The workmanship is our usual superb quality. This project is a huge enhancement to this lovely old home.

I raise my glass of sparkling cider to a job well done and to toast KBDC’s Project Manager, Stephanie, and all our subcontractors who worked so diligently through a challenging time to get this project to completion. Cheers!

KBDC's Finished Showroom and Words to Live By

Kitchen + Bath | Design + Construction’s tag line is, “it all falls into place...” I have come to live by those words and have experienced first hand, many times, that things really do fall into place.

It was a year ago June that I moved our company from a building in the West Hartford Design district to 13 Sedgwick Road, the former home of Pop’s Deli. At that time, we had completed demolition work and started framing out the space. We were without phones, computers, or workspaces so I did a lot of work from home and on the road from my car. By the end of June, we had working communication lines and computers hooked up and I was able to bring staff back in to work in very cramped quarters. Eventually our office space was finished and we could move into our new desks. The showroom however was still piled with boxes. By dribs and drabs, the showroom began to take shape.

Fast forward to June 2011 and I am proud to report that finally our kitchen and bath showroom is finished! We held a small opening celebration on the 24th and installation of displays and cleaning happened right up until the first guests arrived (or nearly). Like a bride feels the day after her wedding reception-I am exhausted and exhilarated. I would like to share with you here some images of where the space started and how far it has come. A Cool Twist Makes for a HOT Backsplash

Our clients often bring to us a specific request that helps make their remodeling project special and personal. It might be a "signature" color they'd like worked into the design, or in the case of this couple, adding a patterened, stainless steel backsplash rather than a traditional tile one. The result simply sparkles! Take a look for yourself. The steel backsplash works beautifully with the stainless appliances and other metal details in the space making for a cohesive look. The modern twist blended with the streamlined cabinets gives a transitional feeling that works well with the homeowner's traditional home. It's not every client that is willing to make such a bold statement in their material choices, but I love it when we get the chance to work in something a little unexpected.

KBDC and Habitat for Humanity-Women Build Day, May 7, 2011

Last Saturday, May 7, I rolled up my sleeves, grabbed a hammer and some friends and participated in the Hartford Area Habitat for Humanity’s Women Build Day. This was the kick off event of Habitat for Humanity’s National Women Build Week. It was a great experience, as well as a lot of fun, and a wonderful opportunity for women, mother's and daughters to spend the day before Mother's Day working together toward revitalizing a whole neighborhood.

Along with pounding nails, I also presented McKinley Albert, Development Officer-Private Grants, Hartford Area Habitat for Humanity, with over $400 that had been collected from the recent series of mini-design seminars held at the KBDC showroom, 13 Sedgwick Road in West Hartford. Each Saturday morning from 9:00 to 9:45 I had touched on a different remodeling topic from cost savings strategies, to materials overview, to cabinets and finally trends. A $10 donation per person/per session had been requested which went directly to the Hartford Area Habitat for Humanity. A Master Bath Remodel that Simply Sings

Like saying you have a favorite child, saying one project is a favorite is probably not a great idea. But in this case, I can’t resist. This client allowed me to pull out all the stops in creating this fabulous gem of a project. The footprint of the bath is nothing special. At least 80% of homes have a bath laid out just like this. It was the selection of materials, the way they were applied, the choice of amenities and the color choices that make this sweet space sing. True confessions - I’m not a “blue girl” not that that should keep me from using it to for clients, but I don’t easily gravitate in that direction. Turns out I’ve been missing the boat! A Recently Completed Partial Project

I love being able to show off all of these wonderful projects! Our "Before & After" blog posts have focused on kitchen renovations, but we also recently completed a bathroom project.

We just built a new, deluxe shower for a referral Client in Simsbury. They have a 15 year old home with a shower that was substandard for the quality of the rest of the home and even the master bath itself. However, the Client didn't really want to invest in an entirely new bathroom and truly it wasn't necessary. The trick was to select materials and a design that made the new shower work seamlessly with the existing bath materials. I think we hit a home run on this one!

The shower was enlarged by about 50% and the shape was changed from a rectangle to a large square with one side cut off at an angle. The wall tile is a close match to the existing marble that was used at the whirlpool platform steps and cut into the floor tile as 2x2 decorative accents. We added a beautiful decorative border - two rows - that mixed all the colors of the bath and created a "running bond" (also known as brickset) pattern with the 10 x 14 tiles - this was actually the Client's idea. The shower floor is tumbled, broken pieces of marble in a random mosaic - it's the WOW factor in the project. Although the pattern is strong the neutral color allows this to work beautifully.

We included a generously sized shower seat and two shelves in marble to match that in the room plus matching thresholds. The existing shower system was reused. Actually we moved the hand held away from the main shower head so that the shower can be used by two standing side by side. A very important part of the job was adding a fan/light in the shower area itself ducted to the exterior... mold/mildew was an ongoing problem. If the Client is diligent about using the fan and letting it run after the shower is vacated the problem should be resolved.

The project took about two weeks to complete not including the wait for the frameless, clear glass door to be installed...which was about 2 -3 weeks.

There is one glitch that I will share with you to alert others to a potential "issue". I had shown the Client a sample of the mosaic floor. When it came in, the pieces of mosaic were larger and lighter than the sample and the grout joints were larger. This is very common with natural materials and not unexpected - except I wasn't clear with the Client. They were initially very disappointed - we scrambled around to look for other choices and the Client ultimately decided to go forward with the original material - now that it's all together they love the look. Lesson learned - with natural materials such as marble - always get a sample of the "current" version. Shame on me...I know better!

There was a flurry of activity at the Mooney’s home to get the water-damaged ceiling in their new kitchen repaired and keep this kitchen project on schedule. Our demo crew returned to the job site and removed damaged sheetrock from the ceiling as well as uninstalled cabinets. Our sheetrock installer also returned and put up new material readying it for paint. Sandwiched in amongst this activity was our stone fabricator who came to put in the new granite countertops.

Last week was the big push to get the space looking like the new kitchen it is before our client’s Academy Award party. Most of the cabinets that had been taken down were put back and the electricians worked hard to get all the appliances working and the lights installed. The laminate tops for the message center also went in, and a schedule established with our tiler for the backsplash and decorative tile work. Our project Manager Stephanie worked non-stop on the Friday prior to our client’s fete to help clean up and make sure that the kitchen would be ready to go.

At this near completion stage of the project, it’s not uncommon for the activity level at the job site to taper down some. After all the initial hubbub and communications back and forth of design decisions, choosing materials, demolition, and numerous subcontractors coming and going, this period of relative quiet before the job is totally complete can seem strange. We explain this to our clients early in the process, and assure them that the project completion will move forward as outlined in our contract. Though we experienced a slight set back on this project, which was beyond our control, we were able to put it back on track quickly.

By now we all know who won Oscars for best movie, best actor or actress. The Mooney’s have emailed me to say that their new kitchen is a winner for style and functionality, “My guests could not stop exclaiming about its beauty (and we really tested its’ functionality!) We had people baking, warming, chopping and serving in every single work zone of the kitchen-it worked beautifully!” In my book, this is the best kind of "award".

Meet the Newest Member of Our Staff

Clancy KBDC's new "Greeter".

The newest addition to the KBDC staff is our new "Greeter", a yellow lab named Clancy. Clancy comes to us from Avon, CT and was born December 17th, 2010. With his friendly disposition and wagging tale, he has fit right in with the other members of the KBDC team. Along with being our official "Greeter" in the showroom, Clancy will be accompanying me to my appointments and home consults. He will be shadowing me to further acclimate himself to my fast paced schedule. Seminar Donations Given to Hartford Area Habitat for Humanity

The first of our on-going series of mini-design seminars were held from October 2010 through the first part of January 2011 with a requested donation of $10.00 per person/per session to benefit Hartford Area Habitat for Humanity. During the 13 weeks of the series, over $500.00 was collected from our loyal seminar attendees. Last week I was able to present the money collected to McKinley Albert, Development Officer-Private Grants with the intention that the donation will give support to the Women Build program of the Hartford Area Habitat for Humanity. Women Build is a national program that encourages women to volunteer for Habitat and make a difference in the life of a local working family. The program's mission of involving women in a community cause is one that I am passionate about and I am looking forward to becoming more involved with the Women Build project.

KBDC’s mini-design seminars have started again and will continue through April with a new topic discussed each Saturday. A donation of $10.00 per person/per session is again being requested. Ice, Ice Baby

My post from last week on the Mooney kitchen was upbeat and positive-I guess a little too upbeat and positive as the very next day Mother Nature presented us with a problem. Stephanie, our Project Manager, had gone to the job site to check on progress and drop off some materials. She noticed that the newly sheetrocked kitchen ceiling looked as though it were sagging. She contacted the sheetrock installer who went to the job site and when he began to take some of the tape down from the seams, water began to drip out from between them. He immediately stopped and put down a bucket, then gave us the bad news. Our concern was the possibility of a pipe leaking, as we had had to move some plumbing when we relocated the doorway into the dining room from the kitchen. The culprit turned out to be an ice dam on the eaves of the house which was forcing water inside, running down the joists and dripping onto the fresh sheetrock. Luckily, we discovered this problem early before it became a major issue. The homeowner has worked to get the roof and ice dams cleared, but the ceiling will need to be removed and the cabinets, which had also just been installed, taken down so that new material can be put back up. Just reminds me that anything can happen at any time and you really can’t mess with Mother Nature, she calls the shots. This winter she is really making herself heard with record setting snow and ice. The good news is that according to Punxsutawney Phil, we’re due for an early spring. Despite this set back, Stephanie has been able to get the project back on track scheduling one of our contractors to return to cordon off the kitchen from the rest of the house and uninstall cabinetry, then our sheetrock installer will come and put up new material. The countertops are scheduled to go in next week so those will need to be covered and protected while this other work is going on. With KBDC it does all fall into place...

Despite the Weather Our Project Continues

We have met with the subcontractors and have chosen all of the materials for the Mooney’s new kitchen. The project is well underway-despite snow and ice-with the kitchen having been gutted down to the studs, a brand new 3 pane casement window installed, replacing the previous smaller one, the tile flooring removed and new walls and sheetrock have gone up.

Originally, the range was along the same wall as the sink and dishwasher and the refrigerator was positioned on an opposite wall. A peninsula served as delineation between the kitchen and adjoining dining area as well as providing storage and countertop space. We will be installing a cooktop with double wall ovens and changing the configuration of the kitchen so that it will flow more easily and not only accommodate a table and chairs, but also a breakfast bar. Granite will replace the existing laminate and the wood flooring will be extended to include the entire kitchen area visually connecting it to the rest of the space.

A new entry into the formal dining room has been cut and the previous doorway walled in. The homeowners are anxiously awaiting their new space, going so far as to begin choosing new wall colors. Remember, we are on a tight schedule with this one since the homeowners are also planning their annual Academy Award party. This year’s Oscars will be held on Sunday, February 27th. So far, the project has gone smoothly, with the exception of the weather sometimes throwing off our schedule, but our subcontractors are a committed and talented bunch and easily make up for any lost time.

We have just begun a new kitchen remodel in Farmington that will be the subject of our next few blog posts:

The House:

This is a newer Colonial home built in 1987.

The Homeowners:

Busy empty nesters that have been in this house for the last14 years. The couple enjoys cooking and baking, but don’t do it often because of their full schedules.

The Problems:

The kitchen doesn’t have enough light, with just a small window over the sink.
Existing peninsula closes off the space.
No place for visitors to sit in the kitchen and talk when the couple does entertain or their children come for a visit.
Lots of clutter-not enough storage.

Wish List:

A larger window at the sink so backyard views of the woods and cornfield can be seen.
The homeowners would like a light colored kitchen to include stone countertops.
Tile floor insert removed and hardwood flooring installed throughout kitchen.
Universal design concepts with varied counter heights to accommodate the couple’s heights (he is 5’ 11” and she is 5’ 8”).
A message center.
Separate cooktop and wall ovens.

Design Considerations:

A sheetrock soffit to be removed.
96” ceiling height.
Tile that currently abuts the wood flooring needs to be removed, new wood flooring to be installed to match the existing.

Designer Comments:
     The Client wanted an aesthetic that leaned towards contemporary without going all out in that direction. Decorative lighting & cabinet hardware plus glass backsplash tile will provide the desired effect along w/a light toned cabinet w/very simple lines.
     After struggling to get the layout just right I discovered that relocating the door to the dining room – something the Client hadn’t considered – solved the design problem. As it turns out there were plumbing lines from the second floor running in the exact location of the proposed new opening. After considering the extra cost associated with the additional plumbing vs. the benefit achieved, the Client decided to move the door and the plumbing. Fortunately we discovered this before going to contract and before demolition so we had some options to discuss and didn’t put the Client in the position of having to spend more money than was planned on the project.
    We have promised to deliver the kitchen in time for the Client’s annual Academy Awards party…even with the horrific weather we've been experiencing here in the North East we’re still on target and maybe even a week early!

Saturday Morning Mini-Design Seminars Start January 22

Our Saturday morning mini-design Seminars are beginning again this Saturday, January 22 from 9:00-9:45 here in our showroom at 13 Sedwick Road. This Saturday I will be discussing Kitchen & Bathroom Remodeling and understanding the process, how to identify your prioities for a remodel and establish a budget. A $10 per person/per session donation is requested which will go directly to Hartford Area Habitat for Humanity. With the unpredictable winter weather or other unforseen circumstanses, registration is preferred in case we need to contact people to reschedule. Our first series was well received and I am looking forward to another successful set of seminars this winter and early spring. A Contemporary Kitchen for Contemporary Art

The combination of white walls and cabinets with the black honed granite countertops, gives a modern feel to the O’Keefe kitchen providing the perfect backdrop for the homeowner’s artwork. The matte black finish of the granite is an unexpected contrast to the gloss thermofoil cabinets and glass tile of the backsplash. The artist homeowner also added her own personal touch by designing the edge finish at the seating bar. The red thermofoil cabinets are that extra pop of color, repeated on the opposite side of the kitchen in her colorful prints under the wall cabinets. The flagstone floor was original and has radiant heat so removing it wasn’t possible financially. The homeowners wanted to “ignore” the floor...as it turns out the rustic charm of the stone and the owner’s antique table work perfectly with the edgy look of the rest of the kitchen. I suspected the combination would be interesting and successful-good thing I was right!

I hope you had a great holiday season. We sure did here at Kitchen + Bath | Design + Construction. There was a flurry of activity during the month of December. Between finishing up the two jobs highlighted on our blog and a couple that weren’t, giving our Saturday morning mini design seminars here in our showroom at 13 Sedgwick Road, West Hartford, meeting with potential new clients as well as some returning ones, going on home consults, and working to close a couple of new renovation projects, we have been busy (happily so)!

Wrapping up the Cosby Kitchen

The granite countertops have been installed and the tile backsplash is in at the Cosby’s. We’re finishing up the installation this week by putting in the sink and fixtures, door hardware, and reinstalling the appliances with a new hood over the range. All I can say is, “Wow!” The new kitchen is stunning. The Cherry cabinets with Chestnut stain pick up the reddish tone of the Mexican tile floor and the reddish color of the small tiles in the backsplash. The satin nickel pulls and knobs add a contemporary feel for this young, hip couple, and mimic the gray accents in the backsplash as well, bringing everything together.

I promised you when we began these blog posts that I would include not only the good but also any problems along the way. We did encounter a small issue with the countertop installation that our Project Manager, Stephanie Lehman picked up on right away-she’s my eyes out the field. It appeared there was a small nick in the stone and our stone installer attempted to fill the chip in. That is nothing so uncommon, however the fill material did not match the colors in the granite, and in our eyes stood out like the proverbial sore thumb. After speaking with the owner of the company and having him come to the job site and see the stone for himself, he agreed that the fill job was inadequate and arranged to have the problem resolved. The stone installers came back, ground down, and smoothed the area so that it blended in seamlessly with the rest of the countertop. Thank goodness we were able to solve the issue in the field-the option of taking out the countertop and fixing it at the installer’s shop would have been costly-not only financially, but also time wise as that would have set the project completion back considerably.

Things are happening daily to finish up this kitchen: painting, installing beadboard and a new bench in the adjacent mudroom, lighting, a new range hood, and adding some of the final details. I think we should be putting a big red bow across the doorway for the homeowners.

It’s beginning to look a lot like...a finished kitchen!

Sometimes when things start to come together, even I, after all these years, am taken aback by the end product of one of our renovations. That’s the case with the O’Keefe’s kitchen; I am almost giddy with anticipation to see the finished space, we are so close. The granite countertops are in and the glass tile backsplash has been installed. What an amazing transformation! Our cabinet installer has also finished putting on the hardware and other finishing touches. Needless to say, the client is thrilled and so are we. Since we don’t get to do too many contemporary projects, this was a fun kitchen for me to design and for our contractors to work on. The cabinet manufacturer is also thrilled to see such a contemporary style and material being used in this rural Connecticut home. The homeowners have been great to work with-an added bonus. They were able to prioritize their wants and needs for their kitchen, and make decisions quickly. We had one communication “glitch” early on in the process, which we were able to work through and even chuckle about. Over all the client took suggestions and recommendations from us easily, and looked to us as the experts we are to answer any questions or address any issues. Photos of the finished kitchen, unfortunately, will not be posted on our blog until after the holidays. We have been extremely busy and are working feverishly to close a number of new jobs before the end of the year. Know that we are on schedule for an end of the year finish on this project, and I am still on the look out for red cowboy boots to wear to the O’Keefe’s kitchen christening.

New Kitchen Cabinets Installed at the Cosby's

The excitement at the Cosby residence is building! The kitchen cabinets were delivered and installed last week and look just gorgeous in the space. The deep rich Chestnut stain on the Cherry cabinetry blends in nicely with the Mexican tile floor and work to unify the kitchen. We have reframed the spot over the sink for the new kitchen window, bringing the sill up above countertop height. If you recall from an earlier post, the replacement windows that the homeowners put in a few years ago sat below the countertop, creating an odd detail. The window will actually be going in this week and next week the new countertops will be installed. Be sure to check back to see the finished project in the coming weeks.

Seeing Red

Our client the O’Keefe’s are thrilled to begin to see their new kitchen coming together before their eyes. The walls have been closed up at both the top and bottom and the mouse problem has been dealt with. New plywood went up for the cabinet installation and the RED pantry wall cabinets are in. I love the way the red tiles in the slate floor of the kitchen blend with the red from the cabinets, and the gray tiles mimic the aluminum, carrying both colors throughout the kitchen creating a cohesive look. It’s almost like we planned it that way (well, actually we did). Currently the protective film is still on all the cabinetry, and the door hardware (what I like to call the “jewelry”) hasn’t been installed yet, but I think you can see what a transformation this will be. Our installer will be wrapping up this week finishing the cabinet installation, trim work and installing the knobs and pulls. Next will be the tile on the backsplash and you’ll really get an inkling of how the finished kitchen will look.

Inspections Have Been Passed, Now onto Sheetrocking...

It can be very disconcerting to see your home stripped down to its bare bones. It can also be an opportunity to check for, and correct, previously hidden problems. Although there were little to no problems laying out the new electrical for the kitchen renovation, the original knob and tube wiring for the second floor had been exposed and we found there were open splices that were buried in the ceiling. Connection points like the ones we found need to be accessible by code and put in the proper junction boxes as they are potential fire hazards should the connection fail. After talking to the electrician and the town inspector, we were given a quote for the extra work and the splices were corrected. We passed our rough framing, electrical, and insulation inspection this morning and we’re about to start the sheetrock.

Update: Saturday Morning Remodeling Seminars

I thought you might like to know that our Saturday morning mini-remodeling seminars are really gaining in popularity. On November 13th the topic was Cabinets and we had almost a full house, 10 people! This past Saturday, November 20th, the topic was Appliances and we had another good turn out.

Seminars are held here in our showroom at 13 Sedgwick Road, West Hartford, most Saturdays from 9:00 to 9:45 a.m. Due to the Thanksgiving holiday we WILL NOT have a seminar on November 27th, but will resume again on December 4th to discuss Lighting and Electrical.

I am excited to have partnered with the Hartford Area Habitat for Humanity. A $10 per person/per session donation is requested for these seminars that will go directly to Hartford Habitat and the work that they do. It's fun for me to share with you what I am passionate about: community involvement and good kitchen and bath design. It's exciting to see so many of you come out for these on a Saturday morning.

What I am Thankful For

It's hard to believe that next week is Thanksgiving! I don't know about you, but for me it's been one heck of a year with many twists and turns. It's at this time that I begin to stop and reflect on the past 11 months and take stock of where I am at, and I must say, this year I have much to be grateful for.

January 2010 started out pretty well and we had a number of terrific new jobs that took us into the early part of spring. Late spring and into summer however was S-L-O-W, and to compound issues we packed up and moved everything (what we didn't sell at our tag sales or donate) from the former KBDC office on Vanderbilt Avenue, West Hartford to 13 Sedgwick Road near Blue Back Square, where we are still in the process of unpacking, organizing and installing our new showroom.

We have completed some beautiful projects for some wonderful clients during this year and I have been thoroughly enjoying being on the design end of the business again! I am happy to report that the fall has really picked up. Our phones have been ringing and people have been stopping into our new showroom to chat about a project or to just ask questions. Our new Saturday seminar series has been well received and I'm particularly excited about our new relationship with Habitat for Humanity and the many opportunities that exist for our collaboration. I am extremely optimistic about the year ahead. It seems as though everyone has let out a deep breath after having held it for so long during this period of economic turmoil.

Though the company is at a very different place than my vision for it five or six years ago, I am incredibly thankful for having survived this economic crisis which has taken out many businesses-particularly in the construction industry. I am even more thankful to those who have stood by me-loyal employees, subcontractors, vendors, friends, family, clients and former clients-throughout the challenging time Kitchen + Bath | Design + Construction has experienced over the last couple of years. We're making some great connections here in our new location, and I have been working my tail off to get the word out that we are here; stronger, thriftier, and more determined than ever.

The O'Keefe's: Of Rough-ins, Cabinets and Bumps Along the Way...

The O'Keefe electrical rough-ins for their kitchen have taken place, cabinets have been delivered and the installation will begin this week. We had a bit of a bump this week with communications. The Client thought I had made a change to the plan based on some original input from a friend when we were in the planning process. I had not made the suggested change, but had addressed the need for more countertop and cabinet space at the sink area in another way. As always the floorplans and elevations for the remodel had been reviewed before we went to contract, but the Client did not understand that the proposed change had not been implemented. We are going to revisit the suggestion and see if it should be implemented. Interestingly the Clients and I had had some conversation & chuckles about how many people want to weigh in on these projects in the design stages - friends, family, neighbors, etc. No doubt this is all well intentioned but if you have made the decision to rely on a professional you really need to do that. I'm certain we will get beyond this - I always tell my Clients at some point we're going to have a disagreement...here's the first one - it's out of the way, now we can proceed!!

The demolition of the Cosby's kitchen was completed in one day without any problems. The client had removed the kitchen cabinets over the weekend and discovered that the Mexican floor tile did not go under the cabinets. We knew we had some patching to do where the wall came down and to in-fill beneath the range and refrigerator, but I don't think it makes any sense to pay for tile to go under cabinets. We will fill in with plywood to level to the kitchen floor height, and where the floor is exposed, we will patch. We typically install floor tiles after cabinets go in so this isn't really a surprise or a problem. The trick is that the new Mexican tiles may be slightly larger than the existing ones so we will simply have to trim them to fit. The gapping in the floor boards that were exosed under the cabinets is so large that we are being extra careful with floor protection so the basement isn't filled with dust and debris. We left a few extra days not knowing how the demo process would proceed so work begins again on Friday with the electrical rough-ins. Carpentry will begin next Monday with the door change to the butler's pantry and the window modifications taking place.

The transformatin of this artist's kitchen is night and day going from a dark, and as the homeowner describes, "depressing kitchen", to a light filled, serene oasis. Read how the artist came to us after first talking with a number of contractors who weren't able to grasp the whole project. We were able to solve a number of problems for her, and disproved her notion that she wouldn't be able to afford working with a kitchen designer. The Cosby Kitchen Project is Set to Begin...

This Thursday Stef and I will do a "walk through" with the Cosby's to discuss the logistics of the kitchen remodel which is starting this Friday with the plumbing disconnects. The client is removing cabinets and countertops this weekend and then the heavy demo begins on Tuesday. This is a 1920's vintage home so the demo stage will be more challenging than in a newer home - more debris, more noise, more dust, etc. We're all set to go!!

The O'Keefe Kitchen Remodel: Let the Demolition Begin!

The O'Keefe kitchen project began on Monday as planned. The room was gutted of all cabinets & countertops, as you can see in these pictures. Appliances were removed except the refrigerator which will be moved by the O'Keefe's appliance supplier.

We discovered a terrible mouse infestation issue. It was exacerbated by the fact that there is no basement in this home - their usual "stomping grounds" - and at the time of the last remodel the wall finish materials were not closed up tight. There were gaps at the top and bottom of the paneling and sheetrock on which the kitchen cabinets were hung, as well as gaping holes behind the installed cabinets. This is not an uncommon shortcut for remodelers. The walls need to be opened for access to plumbing and electrical. The thinking is that the cabinets will cover the holes so why bother. However, that's not the proper way to do a remodeling.

We brought our installer in to take a look. He will infill with 3/4" plywood where the walls are paneled and the sheetrocker will patch in the areas that have sheetrock. This will be charged to the client as an extra - it's not a terribly pricey item but not something we could anticipate. The original room has 3/4" thick, v-grooved paneling on the walls. A later, breakfast room addition has sheetrocked walls. The client likes the look of the paneling, now painted, where it is exposed so it will remain. We will put 1/4" plywood in the backsplash area in order to install the backsplash tile - they can't go on the wood paneling. Cabinets will hang on the paneling.

The plumber has been delayed by an emergency, seems to always happen when the temp drops and the furnaces go on - or not. He and the electrician will be working on Friday to do the rough-ins. The days in the middle have been used to have exterminator visits plus subs to evaluate what should be done about the infestation problem.

Another minor glitch - the slider from the back deck into the kitchen isn't wide enough to receive the base cabinets and some of the kitchen appliances. It is only 5' wide making the opening small and there was a "stop" placed on the door narrowing it further. We can gain access through the front of the house. Frankly, when I saw the slider I was thinking - great, a good access directly to the kitchen - it didn't register that it was a 5' not more standard 6' unit - and yes, I measured it originally...another senior moment!!! Fortunately we can get around this but a great lesson...measure your openings, plot your course and consider the size of items that have to come and go.

Our Before & After Projects: Getting Ready for Demolition

The Cosby's are busy packing up their kitchen, sorting through and culling little used items....this is always a great time to do that. They are also setting themselves up a temporary kitchen in the adjacent dining room. In order to economize a bit, the homeowner has opted to remove the kitchen cabinets and countertops. They plan for this to happen next weekend in time for us to start disconnects and demolition on Monday Nov 8th. This busy couple has some trepidations about the kitchen being gutted but know that they need to "keep their eyes on the prize!!" Remodeling a kitchen is disruptive. With young children it seems that much more challenging. We'll do our best to keep the project moving forward as quickly as we can to minimize the headache.

The O'Keefe's are also busy packing - thirty years worth of accumulation is a very daunting project! We're on target to start demolition this coming Monday. There will be much less mess and upfront preparation of the space than the Cosby's - newer home, no plaster. The homeowner is THRILLED the project got started so quickly - we're actually beginning a week before the designated date in the contract. I have included some of the final plans and elevations with this post for you to see.

Saturday Morning Mini Design Seminars

What's Happening This Week: The Cosby's

I met a new floor refinishing subcontractor at the Cosby's this week. The price from the first sub was out of the budget. For his number we could have replaced the floor. I recommended someone I had seen driving in my neighborhood and advertising in my local paper. After being initally unresponsive (the economy must be improving) to the client's calls he followed up once I placed a call...this unfortunately isn't uncommon. My firm carries more weight because of the opportunity for repeat business vs. one homeowner's project. The sub was well informed and offered us a few options that will help bring the cost for the refinishing down significantly. I'm pleased that we will be able to keep the Mexican tile floor as planned. The Coby's selected their hood - stainless steel chimney style. We decided if it could be vented without a great deal of extra labor we would do so, otherwise recirculating will be the choice. Once we gut the kitchen ceiling we'll know better what our options might be. We're not removing the butler's pantry ceiling and the duct would need to pass through that ceiling to vent through the side of the house. If there's a "straight shot" with no blocking in the ceiling we may be able to do so...more shall be revealed!!!

On Your Mark...Latest Happenings with the O'Keefe Project

I am meeting with the O'Keefes Thursday to do the "walk through" meeting. Stephanie Lehman, our Project Manager and I will review the construction process with the O'Keefe's to be sure they are clear about the order and timing of the various parts of their project. This is the time to set expectations about the reality of having your home"gutted" and to provide an opportunity for questions to be answered. We will establish the best way for communicating while the process is underway. We provide our personal cell #'s so the client can feel confident that we are only a phone call away...days, evenings and weekends. This meeting will set the tone for the entire remodeling process - everyone is on the same page, all questions can be addressed with all parties present, any last minute details can be addressed. Ready, set, go!!!!

The Bath as Sanctuary

I recently came across an article on bath trends describing how consumers are looking for their bath remodels to provide a spa-like environment, a sanctuary for relaxation and rejuvenation from the hectic work-a-day world. We have done a number of baths in the last few months that have kept right up with these trends. Such amenities as larger shower enclosures and free standing tubs that replace the typical bath/shower combo, fixed wall-mounted shower heads coupled with hand-held fixtures on a slide bar, multiple body sprays, and digital control units have been some of the requests we have gotten for master bath remodels. Homeowners are also looking for aesthetics along with these upgraded features: vanities that look like a fine furniture piece, frameless glass shower doors, materials such as granite or soapstone and upgraded fixture finishes including oil rubbed bronze or polished chrome. The kitchen may be a gathering spot, the heart of the home, but the master bath is where one can get away from it all and de-stress from the day. "Green" considerations were discussed in this particular article however, the majority of consumers it states want to retain the functionality that they have been accustomed to. Through my own experience most clients aren't necessarily requesting their projects be "green", though they certainly are more conscious of being "green" than in the past. Many bath products already take conservation into consideration and as discussed in the article mentioned above, most manufacturers belong to the EPA's WaterSense Program in an effort to stay ahead of new codes and requirements for the industry. The O'Keefe Project: Went to Contract-What a Busy Week!

Went to contract the other evening - what a whirlwind! The Client was decisive and anxious to get the project underway - a very good combination in my view!! We don't often get to design contemporary kitchens here in CT so this has everyone in the office, and even the manufacturer's rep, very excited. We need to finalize appliances and then all decisions are completed. They agreed to some very slick aluminum cabinet hardware - mixed knobs and two sizes of longish pulls and a very sleek faucet design. The electrical will be looked at more carefully when we do demolition which is just 4 weeks away.

The O'Keefe's: Subcontractor Visits

I have met with the subcontractors and...as I suspected the electrical will be a challenge. The house was built on slab so there's no access from down below to run wires. There are rooms above the kitchen and a finished ceiling. The electrical panel is in an adjacent room, on the far wall. We will know more about our options once we do demolition, however in order to keep this project affordable, we are not planning on a full "gut". We were trying to add undercabinet lights which we may be able to do with the feeds currently in the room. We are planning to replace the single oven and move it to below the existing cooktop. This may require a new electrical feed which could be costly just to get it from the panel to the location the wire is needed...it would entail "snaking"-time consuming...and patching. Another option might be to replace the cooktop and oven combination with a slide in range which would require only one feed, which we have in place and actually would entail less countertop...this could be a very good, cost effective option. Plumbing is not an issue. When we install cabinets we will have to stay away from any floor penetrations because of the radiant (hydronic) heat.

Next meeting we'll review drawings and pricing. Hopefully we will go to contract quickly so we can complete the project in time for the end of the year. New Year's Eve at the O'Keefe's!!!

The Cosby's: What's Happening This Week...

Went this morning to view slabs of the granite that the client selected. They were delighted! We brought the door and tile samples to confirm all the choices worked well together. Both clients agreed that they liked the naturally occuring anomalies in the stone and wanted them to be featured prominently when the slab is laid out for cutting. We also found a "partial slab" that will be beautiful in the butler's pantry. It is a similar color as the kitchen granite but a stronger pattern. The final decision for the client is the hood. I'm very happy with the choice of a stainless steel chimney style hood. It would bring a little contemporary flair to an otherwise traditional room - a nice bit of "jewelry" for the room. Installed on the swathe of glass mosaic tiles, I think it would be dramatic but still appropriate with the other elements. I often like to add a bit of a "surprise" to the design - keeps things interesting and unique. The Client is still thinking a plaster style hood might be more to their liking. I'm happy either way.

Our first meeting we got acquainted, I gathered site data and design criteria. Our next meeting I presented some layout ideas, brought along some ideas about materials to help them understand my vision and presented a budget. Our third meeting, they retained me! We selected materials and discussed a timeline. This project will come to contract very quickly because I was able to nail the aesthetics right away and they're good decision makers.

So, one wall will be tall, shallow depth cabinets-red gloss finish. This is the backdrop to the room and what you see as you enter. The balance of the room will have white high gloss base cabinets and a mix of white high gloss wall cabinets and satin aluminum framed doors with frosted glass. Counter tops will be honed or leathered black granite. the matte finish will offset the glossy cabinet finishes and repeat the design sensibility of the flooring. The backsplash is to be glass mosaic-approximately 5/8" squares-clear with white and black irregular lines running through it. Black appliances-some new, some existing. Despite the variety of materials the total concept will unify the space and help the floor make sense. We will add under cabinet lights. The over head lighting will stay.

The next design challenge is to source the exact, perfect hardware-what I refer to as the jewelry.

I don't often get requests for "edgy" contemporary kitchens, so this has me jazzed. I need to be on the look out for red cowboy boots for the kitchen christening party!!

Subcontractor visits this week, plus preparation of AutoCAD drawings. I suspect getting electrical into the room may be a challenge with no basement. The following week we go to contract and start four weeks later with a projected completion of Jan. 1 2011.

Our Second Before & After Project: The O'Keefe's

I am excited to introduce our second "Before & After" kitchen project! Here is some basic background information about the house along with "Before" shots. With two "Before & After" projects being discussed here on our blog, you'll want to check often for the latest updates and pictures.

The House:
This in an older cape with multiple additions. Decorating style is eclectic with contemporary leanings. Chock full of artwork in all varieties.

The Homeowners:
50 something with 2 grown children

The Problems:
Existing flagstone floor in gray/charcoal/aubergine/green in random irregular sizes with radiant heat.

Wish List:
The first phone contact with the client, she says,"You're going to think I'm crazy-but I want a red kitchen"...little did she know that I drive a red car, carry a red handbag, wear red in all forms and it's my corporate color. I knew we would have fun working together. I arrived at our first meeting toting a red, high gloss door-she met me in red Paten leather shoes-love at first sight!!

Design Considerations:
No changes in layout except the location of the oven to beneath the cooktop.

The Challenges:
The radiant heated floor must stay, there is no basement, the home is built on slab, so modifying the mechanicals will be challenging, particularly the electrical.

Designer Comments:
"I adore this environment-it's a visual feast for the eyes. This room will become a stage for the client's artwork plus an aesthetic statement. The homeowners enjoy entertaining but cooking/food prep is not the real priority. Gathering in a beautiful space with loved ones is what's key".

Without a basement, the mechanicals will be challenging.

The goal for this kitchen is to create a beautiful gathering space for family and friends.

The Cosbys: On Your Mark, Get Set, Go...

The Cosby Project: Decisions, descisions...

I met with the client's for three house in their home for a review of the AutoCAD drawings, more discussion on door style/finishes/species, countertop colors, a look at my recommendations for faucet and cabinet hardware and a conversation about the budget.

The cabinet door style will be raised panel with matching deep drawers and slab shallow drawers. The species will be rustic cherry which will have visible knots and support the "Tuscan" look for the kitchen...like old handmade Italian furnishings. The stain will be "Chestnut"-a warm, deep brown tone which creates nice contrast with the existing Mexican tile floor. The cabinet hardware will mix knobs on doors and cup/bin pulls on drawers. Mixing hardware adds visual interest and the cup pulls are actually a better functional choice for opening drawers. They also look more like furniture hardware. These pulls are very popular but not always used in appropriate design schemes-here they make perfect sense. The hardware will be burnished satin nickel which creates a contrast on the dark wood and blends nicely with the stainless sink, satin nickel faucet plus gray tones in the granite, gray tone floor grout and gray in the mosaic backsplash accent tiles. The use of gray cools down the very warm contribution of the Mexican tile floor and cherry cabinets. Repeating the tone will unify the design scheme.

Our client chose the design with mosaic tile behind the rangehood.

The AutoCAD drawing review allowed us to see and discuss details of the floorplan including clearances and proposed seating arrangements. The elevations gave us a chance to discuss each cabinet and its configuration, (drawers vs. doors, number of drawers, accessories). I had proposed two ways to handle the tile backsplash at the range area. The client selected the option with mosaic tile running behind the range to the underside of the soffit with the hood mounted on top of the tile. This creates a beautiful focal point-allowing the glass mosaic tile to stand out. The balance of the backsplash will be white subway tile-again a suitable choice for this vintage of house. This will also make sense out of the selection of white appliances.

The client requested an equal double bowl sink and a pullout spray faucet. I made the recommendation on specific styles. There was some discussion of the pros and cons of equal double bowls. The decision in favor of this choice was a desire to have a place for dishes to drain other than the dish drainer on the countertop.

So, in two meetings all materials were selected and approved. We order exact sample doors for the client to approve. Sample doors change color over time and we didn't have the correct door style in the correct finish. It is always prudent to have a current sample on hand.

Good news with regard to the budget! We originally suggested a budget range with a spread of $5,000, based on the extent of demolition required, final cabinet details selected, final walk through and quotes by subcontractors. We determined the actual price of the project to be within the range originally proposed. It is on the mid-upper end of the range because it was decided the room would be fully gutted and the client wanted the cabinets to be taller and closed to the ceiling. We have a few details to wrap up next week as part of our going to contract meeting. We want to discuss options for cabinet inserts for garbage and recycling-the kitchen is too small to dedicate a whole cabinet to it-and we're looking at an option to the chimney style hood as drawn.

The process has moved amazingly quickly! this is because the client has made themselves available for regular meetings, I was able to capture the appropriate aesthetic, they've trusted my recommendations and they're great decision makers! This will be a beautiful finished project. Next we go to contract, order materials, and schedule the labor. Construction begins in approximately four weeks. Stay tuned for more on the Cosby project plus a totally new job we're beginning next week.

Mini Design Seminars Start Saturday, Oct. 2nd

It's fall, and according to the National Kitchen and Bath Association, October is National Kitchen and Bath month. As Owner of Kitchen + Bath | Design + Construction, and a certified kitchen and bath designer through the NKBA, I am celebrating by kicking off a continuous series of mini kitchen and bath design seminars to be held on a rotating basis, meaning once we reach the end of the series, I will start over from the beginning. The Cosby Project: Subcontractor Site Visits and Material Choices

The Subcontractors:
We successfully completed our subcontractor visits in two days-carpenter, electrician, plumber and tile floor finisher.

The carpenter suggested we purchase new windows vs. replacement windows. Because we're creating entirely new openings, this is the preferred method. We will select a window that closely matches the replacement windows that were purchased a few years ago. We had a lengthy discussion about the pro's and con's of gutting the entire room. The biggest con is expense...however, sometimes when a room in a home of this vintage is not completely gutted it makes the carpenter, electrician and plumbing expense higher...we will continue this discussion and weigh in with all the subs as well as the homeowner to come to agreement on the best way to handle this.

As I had suspected, the electrical service will need to be upgraded. The panel is way overloaded. Given the kitchen upgrade plus some future projects the client anticipates, now is the time to complete this task. Also, a potential issue is the existence of the old fashioned "knob and tube wiring". That is not an issue unless we need to relocate or rewire existing switches, outlets, etc. If we need to do this then the knob and tube portion will need to be replaced. Another expense that is not uncommon in older homes but unfortunately adds to the budget.

The plumbing is straightforward. Moving the radiator shouldn't be a problem. We checked carefully from the basement to see what needs to be relocated when we relocate the opening to the butler's pantry. It looks like it's only wiring for switches. The question will be whether these wires continue to the second level...that will be revealed when we do demolition.

The tile floor finisher concurred with me that the existing Mexican tile can and should be salvaged. he checked to see that it was sound-no cracks evident in the tile or grout. The process will be to strip the floor, patch where necessitated by the remodeling and then apply a very durable sealer to cover the tile and grout. As I suspected, the grout will lighten up to a medium gray once it's stripped of years worth of kitchen grime.

Material Selection:

I brought four doors of varying species and stain colors plus six samples of granite and several choices for backsplash materials to the house for a preliminary materials discussion. I favored the darkest of the doors in rustic cherry...it's called "Chocolate". The lighter doors were too red/orange and in my view there wasn't enough contrast between the floor color and the cabinet color. I recommended a lighter granite counter color with cream , beige, taupe, coppery gold and some gray. The stone helps make sense of the white appliances, picks up some of the floor color and lightens up the whole feel of the design. I see a light colored backsplash with some glass/slate/stone mosaic mixed in-perhaps a "mural" above the range or in a border around the room. Initially the client thought a lighter cabinet would be good, but when they saw the entire design concept they began to lean towards my recommendations. This group of materials will support the Mediterranean feel of the home and previous decorating choices, plus make the existing floor look like an integral part of the design, not just a cost savings consideration. They've been "living with the samples" while I have been on vacation. This week we'll look again at materials and firm up the cabinet layout. Meanwhile, Stephanie has been busy creating AutoCAD drawings-floorplan, elevations and mechanicals and following up with subcontractors to gather their prices.

The Cosby Project: Concept Drawings

This is the second installment of our remodeling blog featuring the Cosby's. In last week's Blog, I introduced you to the homeowners and posted some "Before" photographs of their kitchen. I have been busy doing drawings, and this week we'll look at some of the concept layouts for this remodeling project.

During our first meeting, the owners were very undecided about the existing kitchen floor-an 8 x 8 Mexican tile. I encouraged them to keep it. Replacing it wold have been a huge-unnecessary in my view-expense. The floor is in desperate need of a professional cleaning/stripping and resealing. I'm a fan of Mexican tile. It goes through phases of being popular but never really goes out of style. In this house I think it's a perfect choice and it blends nicely with the adjoining oak floors of the living and dining rooms.

We were successful in achieving all of the stated items on the Cosby's wish list (see http://kbdc.blogspot.com/2010/09/our-first-before-after-project-cosbys.html). Now that the concept layout has been decided upon, we will move to site visits with our subcontractors to confirm the feasibility of our design concepts as well as getting all of our preliminary estimates in order. Those meetings have been scheduled, and I will be meeting with the owners to look at material choices while Stephanie begins the AutoCAD drawings.

Unfortunately, the electrical service in the home needs attention. I hate losing kitchen budget dollars to these items but it's a necessary improvement and adds value to the home.

Previously installed replacement windows will need to be removed for "repurposing" in another part of the home. If possible, its best to consider future remodeling projects before you go to the expense of replacing windows, fortunately the windows can be reused, but there will be additional expense associated with this decision. It is necessary, in part, because the windows extend below the level of the countertops creating an awkward and unattractive detail. Also, to get the appropriate amount of cabinet space in the kitchen we decide to sacrifice some window space. There's actually a bit too much window for the size of the room. That plus four doorways make achieving adequate storage a challenge. Because the back entry area-an earlier addition-has so much glass we opted to lose some in the kitchen.

Welcome to a brand new project Kitchen + Bath | Design + Construction is starting this month. In the coming weeks, we will be featuring actual remodeling projects on our blog "KBDC News + Views" and update each project weekly to bring the entire remodeling process to you. We'll include preliminary sketches and plans, final plans and elevations, before images, photos of the demolition and an ogoing dialog with KBDC Owner Lorey Cavanaugh, and KBDC's Project Manager Stephanie Lehman as well as any problems encountered along the way and their solutions. Finally, the dramatic "After" images of the finished project will be posted with feedback from the client(s). EPA's New Renovation, Repair and Painting policy

Kitchen + Bath | Design + Construction has always enforced a safe work environment through: detailed planning prior to the start of a project, qualified subcontracting professionals on each job, sealing off the work zone from the rest of the residence with plastic sheeting, covering and protecting flooring and other materials in the proximity of a remodeling project, cleaning the project area as we go, at the end of each work day, and at the project’s completion. Now with the new Renovation, Repair, Painting (RRP) legislation from the Department of Environmental Protection, these efforts will be taken one step further.

The new rule from the DEP, which went into effect in mid-April, requires the use of lead-safe practices by all contractors who perform work in homes, childcare facilities and schools built prior to 1978, the year the federal government banned the use of lead-based paint, (however some states may have stopped using it before that date). The new RRP legislation is aimed at preventing the unsafe removal of lead-based paint and building materials from these types of structures that house children aged 6 and younger, as well as pregnant women or women who may become pregnant.

KBDC is furthering our already safe work practices by becoming a Lead-Safe Certified Firm with the Department of Environmental Protection. Our Design Assistant/Project Manager has attended, and completed, a federally accredited lead-safety training course and received her lead-safe certification. She will be on-site at the start and completion of those jobs taking place in homes built prior to 1978 to oversee job site preparation, safety and clean up, as well as train any contractors who may not be familiar with lead-safe practices. Our subcontractors will also be required to attend an accredited training program and/or become lead-safe certified firms themselves and implement these lead-safe work practices. Taking this property from a local deli to state-of-the-art showroom has been no easy feat, but I am happy to report that the demolition is finished, walls are up, we have lights, phones, and our email is back up and running. As the owner of Kitchen + Bath | Design + Construction, I am excited to announce that KBDC has won a 2010 Chrysalis Design Award! KBDC was named the winner in the Northern region for Residential Universal Design in the seventeenth annual Chrysalis Awards for Remodeling Excellence.

The winning projects were selected from over 475 entries. Entries were judged on overall design, creative use of space and materials, and the degree to which the project enhanced the original structure.

Kitchen + Bath | Design + Construction’s winning entry was for a project in Rocky Hill, which called for an addition to a 1968 style ranch, addressing universal design and accessibility. Considerations for the barrier-free remodel needed to take into account the use of a motorized wheelchair with elevating seat, the homeowner’s love of baking, include a first floor laundry, easy access to storage for a seated user, and wheelchair maneuverability of the new master bedroom and bath, all without looking “institutional”.

The Chrysalis Awards program, begun in 1994, recognizes the nation’s best work in fifteen general categories of residential and commercial remodeling, as well as National Remodeler of the Year winners. The Chrysalis Awards are open to any professional remodeler or design professional in the United States.

We're Movin' On Up!

Kitchen + Bath | Design + Construction will be moving back toward West Hartford Center, and ‘The Center’ of the action! Beginning June1st, 2010, KBDC’s new home will be 13 Sedgwick Road, West Hartford, the former home of Pop’s Deli. I am so excited to be returning closer to West Hartford Center and a more visible and accessible space with two large showroom windows facing the street. Construction is already underway on our new 1600 square foot showroom that will spotlight a variety of design styles from traditional to transitional to contemporary. ALWAYS HAVE A PLAN

Having a plan in place well before you start your remodeling project is vital to its success. A lack of thorough planning is one of the biggest stumbling blocks to a successful remodel, which often results in the ensuing project becoming a “money pit”. It really is impossible to estimate the cost of a project or its duration unless there is a carefully conceived plan. Asking for bids without this important step leaves you open to interpretation by contractors and results in bids and estimates that are meaningless for comparative purposes.

Where do you begin? You should start with the BIG picture and look at your house as a whole rather than just the project at hand. How long will you be in your home? What is the value of your home presently? How does your home compare to those in your neighborhood? List all the possible projects both inside and out that you might consider for your home and try to roughly budget for each of these.

I also recommend defining your wants and needs. Do you really NEED a commercial range or granite countertops? Try to define what is driving your desire to remodel and then prioritize your list. You may find that it’s better to spend more of your budget maximizing space than on extravagant materials. Don’t compromise on quality or functionality but also know what trade offs you are willing to make for the success of the project.

Will you tackle the whole project at once or in phases? Will you be the general contractor or will you hire someone? A misconception with acting as your own GC is that you will save money. This may only be true if you have a relationship with quality trades people, you have the time and KNOWLEDGE to coordinate and supervise the subcontractors, and you are familiar with building practices, codes and whether or not your hired subs are doing their jobs correctly. You may pay more to hire a GC, but knowing that someone with knowledge is overseeing the project so that it is done well, on time and in budget may be well worth the investment. You need to also remember that your time is valuable as well, so having a GC may really not cost you any more in the long run.

Lastly, always be absolutely clear about what you are asking for a price on, be wary of excessively low bids, and ask for referrals from homeowners a contractor has done work for in the last year.

Kitchens Come in all Shapes and Sizes!

You might think that I savor the opportunity to work on large kitchen projects. While being able to design and remodel a big kitchen is indeed fun, some of my greatest challenges, and consequently some of my favorite projects, are actually more modest in size. Being in New England, I get the chance to work on many older homes where kitchens were not seen as the gathering places they are in houses built by today’s contractors. Many homes in West Hartford for example, have kitchens located at the back of the house where they were initially intended to be a minor player to the more formal dining and living rooms located at the front of the home. Remodeling these spaces to fit in with the lifestyle of today gives me a chance to stretch my design muscles and bring special features into the kitchen to give it a unique identity, as well as, modern updates while remaining true to the style of the home’s architecture. Visually opening the space can be achieved through creative use of materials. Setting floor tile on a diagonal creates the illusion of a larger area; color splashes with tile make a bold statement yet are not overwhelming, and an uncomplicated cabinetry style lends a serene atmosphere along with looking clean and crisp. Even small kitchens can benefit from an island or peninsula, especially those that do double duty as a breakfast bar or baking/food prep area. Unique features such as island standoffs provide drama, height and extra usable space. Removing walls, moving doors and/or windows, or adding on to the existing floor plan all can make a huge difference even if the addition is only a few feet. It’s amazing the difference an extra 8 or 10 feet can make without dramatically changing the original footprint of the home. Though these projects may be more conservative in size, the resulting kitchens are truly “great rooms”.

Bathrooms are Hot!

In the last few months we have been getting a lot of calls from people looking to remodel their bathroom(s). Bathrooms can be some of the most forgotten rooms in a home. But I consider them to be essential elements, with the master bath to be one of the most important, next to, of course, the kitchen. Why? Well, the master bath is the place where we get ready to face the world. It can also be a retreat where we rejuvenate after a long day at work or all day with the kids. What are people looking for? Popular items include hand-held showerheads, adjustable body sprays, heated floors and towel warmers. To create a spa feel, soothing colors, clean lines and hospitality centers are also being requested. Imagine stepping out of your nice hot shower, onto a warm floor and wrapping yourself up in a nice warm fluffy towel, then heading over to your single-cup coffee maker and sipping a hot cup of coffee, or having a night cap from the beverage center-what a way to get ready for your day or wind down for a restful sleep. Sweet dreams!

Elegant Style

This Federal style home, located in West Hartford, CT, sits facing a scenic view of Hartford and the surrounding hills. Built in 1991, the home had a large basic white kitchen with black granite floor and walk-in pantry. This project was a major remodel. The only thing kept from the original kitchen design was the floor. Windows were reconfigured as was the pantry area and a large archway was added over the table area.
The challenge of this project was to provide the homeowners, a busy family of five, with the drama they desired and complement their stately home. The solution was achieved through adding a large custom mantle-style hood and unique marble backsplash design that gave the rest of the space a focal point and “WOW-factor.” Cherry cabinets with a Chestnut stain contrast beautifully against golden-beige painted walls. Creamy white trim moldings were also added throughout the kitchen. A new closed soffit over the cabinetry further accentuates the grandness of the room and is accented by large-scale crown molding. By relocating the sinks and range, a more functional layout for the kitchen was created and storage was maximized and brought to a reachable height for easier access. Kitchen Design: Basic Guidelines

There’s nothing worse when concentrating on cooking a meal for your family or friends than having to also battle a poor kitchen design. Doors that bang into one another, cramped prep and counter space, inadequate storage and lighting along with a mile walk between the refrigerator and cooking area can make a homeowner swear off cooking all together. When considering a new kitchen design, whether you intend to totally gut your existing space, or just do some cosmetic remodeling and upgrading, keep in mind some general guidelines. First, don’t enter into a kitchen (or bath) remodel without some expert guidance. A kitchen design company staffed with a certified kitchen designer (CKD) can assist you in developing a workable layout and help you stay focused and on budget while also allowing you creative input. They may also handle the production phase of your kitchen design project, an added bonus, supplying the subcontractors, pulling permits, and overseeing all the detail driven phases of the installation. Second, keeping your overall design sense and the style of your home in mind, below are some basic guidelines gathered from the National Kitchen & Bath Association:

· Door entries should not interfere with appliances, and appliance doors should not interfere with each other.
· The work triangle of your new kitchen design should not have a major traffic pattern crossing through it, (in kitchen design speak, a work triangle is the area between the three major work areas of the kitchen: stove, sink, refrigerator).
· When incorporating an island with seating, if traffic passes behind someone seated at the island, make sure there is enough space for traffic to pass.
· An uninterrupted area of countertop (at least 36” w x 24” d) for food preparation must be incorporated near a sink.
· The primary dishwasher must be located within 36” of the leading edge of a sink.
· Do not place the cooking surface under an operable window and a fire extinguisher should be near the exit of the kitchen.
· Corner cabinets should include some sort of functional storage apparatus.

Obviously there are more guidelines to consider when designing a good, functional kitchen, such as ventilation, lighting, and proper space planning. A certified kitchen designer will be well versed in all of the safety and design requirements that make for of a smart and stylish kitchen. They will also be up-to-date on the latest trends and materials. With the proper kitchen design, cooking for a crew or a few will be an enjoyable experience that carries over into the food you serve and your overall entertaining experience.

Kitchen Remodeling Earth day 2009: Below are practices, products and ideas for your green remodel.

Appliances:
· Replace older appliances with new energy efficient (Energy Star rated) appliances.
· Vent range hoods to the outdoors.

Countertops:
· Recycled/reclaimed wood/wood products: Minimally processed, natural material. Look for Forest Stewardship Council-certified, salvaged or reclaimed wood.
· Recycled glass: Look for locally manufactured tiles, preferably post-consumer. Large tiles reduce the number of grout joints. Use for backsplash, may not be practical for countertops.
· Engineered Stone (Zodiac, Silestone): Not truly green, but highly durable, hygienic and repels stains, mold and mildew.
· Solid Surface (Avonite, Corian): Easy maintenance, durable
· Ceramic tile: made from clay. Look for locally manufactured tiles with high-recycled content (glass, ceramic). Avoid lead-based glazes.
· Laminate: Green laminates are made from recycled plastic, nontoxic glues and formaldehyde-free substrate.
· Stainless Steel: Use salvaged metal or high-recycled content. Attach to substrate with mechanical fasteners.
· Stone: (soapstone, granite, marble) Natural resource, durable. Look for domestically mined and fabricated. Salvaged stone is available.
· Concrete: Simple mixture but uses large amounts of energy for transport.

Flooring:
· Cork: renewable resource made from the bark of the cork oak.
· Bamboo: fast-growing grass that can be harvested selectively.
· Hardwood: look for Forest Stewardship Council-certified wood. Avoid laminated products. Utilize reclaimed wood.
· Linoleum: Look for “natural linoleum” made from linseed oil, cork dust, wood flour, tree resins, ground limestone and pigments.
· Stone: Natural substance/durable. Look for locally mined and fabricated stone that does not have to be sealed.
· Tile: Durable. Look for locally manufactured tiles with recycled content.

Cabinets:
· If you must install cabinets that use particleboard or Medium Density Fiberboard (MDF) be sure to look for Formaldehyde-free products or have exposed areas sealed with a low or no VOC paint or sealer.
· Some manufacturers are now using Wheatboard or other panels made from straw, wheat, and soybeans to make materials similar to plywood.
· Use Reclaimed wood.
· Cabinets that use thermofoil and laminates can have the volatile organic compounds sealed in the substrate.

Plumbing Fixtures:
· Install low flow water faucets.
· Install on-demand hot water circulation pump.
· Insulate hot water pipes.
· Dual flush toilets or waterless urinals

Lighting:
· Take advantage of passive solar heating and natural light by installing windows and skylights.
· Install compact fluorescent light bulbs and/or LED Lights. LED lights save money on electricity using only 2-10 watts and are long lasting, with a bulb life of up to 30-40,000 hours. They also simulate natural daylight and are cool running.
· Install task lighting which illuminates specific food preparation, cooking and clean-up areas so you don’t need to light the entire kitchen. Have these wired on separate switches to save further energy.
· Install dimmers and/or occupancy sensors.

So What Are Those Letters At The End Of My Name And Why Should You Care?

CKD? CBD? What do those letters mean? Sometimes I think that they stand for “Crazy Kitchen Designer”, or “Cracked Bath Designer” but in reality they stand for Certified Kitchen Designer and Certified Bath Designer respectively. These designations have been earned through the National Kitchen & Bath Association and are the result of my many years of experience in the industry (over 25) along with 60 hours of professional development, a 4-year degree in design, client and professional recommendations and passing a long and grueling exam, (remember the SATs?). So why is this important for you to know? Primarily because in this time when the remodeling industry is experiencing such dramatic shifts and downturns, many builders and contractors are turning to kitchen and bath remodeling to help pick up the slack where other work may have dropped off. Homeowners should be aware that though a contractor may have good references and do great general work, designing a kitchen or bath is a specialized area. Choosing a designer with this certification ensures that you have chosen someone with in depth knowledge of these particular design areas and their skills and knowledge have been tested and evaluated by an independent organization. Once certified, a designer with these credentials must meet annual recertification requirements such as continuing education credits and taking part in industry conferences and other programs. As a Certified Kitchen and Bath Designer, I keep up on the latest trends, materials, and techniques. It also shows that I have gone the extra step and set myself away from the rest of the remodeling pack. This is a demanding field, and by hiring a certified designer you are demanding the very best for your remodeling project.

Answers to the most common questions

Q: What is soapstone?
A: Soapstone (steatite) is a naturally occurring metamorphic rock found in various places around the world. A process called steatization changes the minerals in the rock into talc and dolomite (magnesium carbonate). The soft talc mineral gives soapstone its smooth feel and the carbonate mineral provides its strength and integrity.

Q: What size slabs does soapstone come in?
A: There was a time when soapstone blocks were cut smaller to avoid veins. Since seams in soapstone countertops are invisible, this is not a problem. As the popularity of other stones in the market place has grown, soapstone has been forced to quarry larger blocks. Larger slabs may contain some quartz veins, but this only adds to its beauty.

Q: Will any soapstone work in my kitchen?
A: there are two basic varieties of soapstone, artistic and architectural. Artistic soapstone has a high talc content making it very soft and it is used mainly for carving. Architectural soapstone contains a lower percentage of talc and is used for sinks, countertops, floors and other architectural elements.

Q: What is the color palette available?
A: Basically one color. Soapstone may have a blue tint, sometimes green, but it is basically gray with flecks and veins of lighter quartz interspersed. Soapstone turns to a darker charcoal color with age, use and normal care, which includes treating with mineral oil.

Q: Does soapstone have other uses?
A: Yes, other uses include tabletops, benches, shower stalls, bathtubs, fireplace surrounds, fireboxes, windowsills, lintels, planters, and soaking tubs.

Q: What qualities make it kitchen friendly?
A: Soapstone adjusts easily to heat. Setting a hot pan or dish will not do damage to your counter. It is also non-porous so that products that traditionally stain do not penetrate the surface. Other surfaces such as granite have to be repeatedly sealed to prevent liquids from staining them. Soapstone is chemically neutral so acids like lemon or tomato juice do not affect it. Neither do the alkali’s that are found in some household cleaners.

Q: Why is oiling soapstone recommended?
A: Soapstone is non-porous so nothing will penetrate it. When liquid is spilled or applied to the surface, the stone darkens and will lighten as the liquid is removed or evaporates. In order to avoid an inconsistent color or tone, it is recommended that mineral oil be applied to the surface. FDA approved food grade mineral oil will not go rancid and has no odor or taste. In most cases a thin layer is applied and allowed to dry overnight.

Q: How often should I oil my soapstone?
A: It is recommended that the soapstone be oiled weekly for the first month, then twice a month for the next three months. After that, a monthly oiling, or less, depending on use. There is no right or wrong time to oil. Kitchens that get more use will require less oil in high traffic areas since moisture is being naturally replaced.

Q: Can I cut or chop on it?
A: No surface, stone or otherwise, will withstand daily beatings from a knife or cleaver. However, fine surface scratches can be hidden with a reapplication of mineral oil, or you can let them be. They actually add to the patina of the stone over time. Deeper scratches can be removed by lightly sanding with 80 grit sandpaper (80 grit is the finish of the stone). Soft, pressure and circular strokes should be used letting the paper do the work. Be careful though, in most cases a scratch is no more than displacement of mineral oil and will disappear when oil is reapplied.

Q: What country does soapstone come from?
A: Soapstone is found throughout the world in relatively minor deposits ranging from small rocks to wide seams, boulders and other deposits. It is found in the Appalachian range from Maine to Georgia with significant deposits in Vermont and Virginia. Finland and Brazil are the largest international producers of soapstone.

Q: Will soapstone wear over time?
A: Soapstone will wear, softening the edges and accumulating some nicks, scratches and dents over time. It does not wear thin and it certainly doesn’t wash away. Most scratches are just a displacement of mineral oil. If deeper scratches occur, they can be removed with light sanding if desired but often left alone they tend to add to the stone’s patina.

Q: Why isn’t soapstone as popular as granite?
A: Probably due to its relative rarity and limited supply. Because it is unlike most other architectural minerals, soapstone has not been quarried or marketed by large companies and has not been sold through traditional stone distribution channels.

Q: What are the disadvantages of soapstone?

A: Soapstone is basically only available in one color. It will age to a darker, almost black charcoal finish. It requires some maintenance such as periodic oiling to maintain a consistent appearance. Soapstone is softer and tends to get fine scratches. These are easily removed in most cases by reapplying mineral oil.

Q: Is soapstone a “green product”?
A: Soapstone is accepted by many “green” minded designers, builders and homeowners due to its earth-friendly qualities. Soapstone is quarried in an open pit, thus, the land is refilled with soil, allowing grass and trees to reclaim the land. It is chemical free, needs no sealer and is used in its natural state. Because it is non-porous, only mild soap and water is needed for clean up, mineral oil, also a natural food safe product, is used to enhance it.

Downsizing Your Home: making do with less

Many people are facing the question of whether to downsize from a long held family home into a smaller, more manageable home or to move into an active adult community. What often gets overlooked in the decision making process are the potential problems associated with selling a home that has not been updated. A home with a kitchen or bathroom(s) 20 or so more years old will lose market appeal and may sell for a lesser price. In additon to these rooms being aesthetically dated, they may not function within the needs of a modern family's life style. Competing with new homes that have up-to-date and innovative kitchen & bath features (plus the obvious of being entirely brand new) may be a real problem.

Some things to consider:

Clean up. Get the toothbrush out and start scrubbing. Particularly in kitchens and bathrooms, a fresh, clean space will appear less outdated and more inviting.
Do Nothing. Be prepared to negotiate based upon the condition of the rooms. Remember that an average kitchen remodeling project in the state of CT is $45,000 and a complete bathroom remodel starts at $20,000. Savvy buyers will use these numbers to negotiate your asking price. The benefit of "doing nothing" is that you aren't investing any additional money in the property. Since what you might do may not be to the liking of a potential buyer, that money would be wasted. Set a realistic price and leave the remodeling up to the new homeowner.
Perform a "facelift". "Neutralizing" is the real estate agent's favorite recommendation. Delete dated, worn wall coverings. A fresh coat of neutral paint will add a sense of spaciousness and freshness. Replace old appliances in bad condition with inexpensive but clean, functional pieces. Existing countertops are OK unless they are very worn. If you do replace the countertops, expensive stone or solid surface tops may not help to sell your home. Unless you have a wonderful kitchen-good cabinets, efficient layout, sufficient storage-you won't get your money back and it's not an inexpensive option. If your sale date is far enough into the future, you could consider remodeling for your own benefit as well as for resale. Select moderate, neutral materials that will hold up to short term usage. Consider a plan that is less extravagant in design and material choices, but be certain the quality of both material and labor is exceptional. There is nothing worse than spending money on a badly executed remodeling project. In fact, it could detract from the sale of your home. We don't recommend new cabinet fronts. It is a relativley expensive option that does not address the functionality of the cabinets or the room.
Stay put and remodel. Update the home with all the newest conveniences and stylistic improvements. Pay attention to issues related to "aging in place', designing to accommodate our changing needs as an aging population. For example, create a first floor bedroom suite. Many people select this option in order to stay in a home they are attacted to, a neighborhood they are comfortable in, and because they find the quality of new housing doesn't match what they have in their older homes.

Now's The Time to Invest in Something You Can Really Enjoy!

According to Donna Rosato of Money Magazine, (December 3, 2008), recent news may make you hesitant to put your home on the market right now, but this may be the perfect time to jump start that remodeling project you have been putting off. Why? The costs of many materials are down and are expected to continue to fall.

And with home improvement starts down by 12% from last year, many contractors are eager for business. Keep in mind however that not all home improvements are created equal. Some projects may be born out of need, such as replacing a leaking roof, while others out of want. This may also be a time when you need to think about scaling back the scope of your project, since in many instances minor upgrades may have more bang for the buck than major ones. As an example, Ms. Rosato states that modernizing a bathroom may bring a 75% recovery rate on what was spent, while adding a new bathroom may only pay back 64% of the job.

New Energy for a New Year

What a week...We witnessed the successful and safe emergency landing of an airliner on the Hudson River with all passengers and crew surviving, the swearing in of our new President and a smooth transfer of power, and by the end of the week the bitter cold temperatures we have been experiencing here in Connecticut are set to break with highs expected to be into the 40's. In keeping with the positive energy of this new year, rather than posting something design related, we want to instead share a recipe from one of our satisfied clients. Enjoy!

Red Snapper in Acqua Pazza (serves 4)

2 tbsp. Extra virgin olive oil
2 large garlic cloves, minced
1-1/2 cups diced onion
2 pints cherry tomatoes
2 teaspoons sea salt, divided
1/4 tsp. black pepper
8 oz. fresh angel hair pasta
1/4 to 1/2 tsp. crushed red pepper
1 cup dry Italian white wine
1-1/2 cups water
2 tbsp. chopped fresh parsley
4 lemon wedges
4 6-oz. red snapper or other firm white fish fillets

Heat oil in large non-stick skillet over medium-high heat. Add the garlic and saute for one minute, or until browned. Reduce the heat to medium. Add the onion and saute for two minutes. Add the tomatoes, 1 tsp. salt, red pepper, and black pepper. Cook 8 minutes (partially mash the tomatoes with a fork after 5 minutes). Pour in the wine and 1-1/2 cups water and bring to a boil. Reduce the heat to a low simmer. Place the fillets, skin sides up, on top of the tomato mixture. Cover and cook 15 minutes or just until the fish is opaque and cooked through (do not turn or break up the fillets).

Remove the fish from the skillet with a slotted spatula, and transfer to a warm platter. Cover to keep warm. Bring the tomato mixture to a boil. Add angel hair and cook three minutes (or per package instructions). Divide the mixture evenly among four pasta bowls and top each portion with a fillet. Sprinkle each serving with parsley, garnish with a lemon wedge.

Choosing an Established Company

Q: Is it reasonable to expect an established company to match another firm's price?

A: No, for all the reasons previously discussed. Or, you may be willing to exercise some cost-saving options which the established company would be pleased to present for your consideration.

A company becomes established because it has consistently furnished clients with a quality finished project at a reasonable price. No company will survive, much less grow and prosper, unless it has uniformly delivered a level of product or service equal to the price paid.

If a company is overpriced for the services it performs, the word will spread. Sales will drop off and it will eventuall go out of business. Conversely, if a company underprices its services, it's falling gross profit margings will produce the same result.

Sometimes, established companies in the renovation field are unfairly tagged with a "high-priced" reputation. Most of the time this happens because the more affluent clients may have purchased brand name products heavily advertised in leading consumer magazines. Or, it could be because the project is either so large, or the design so appealing, that it naturally attaracts attention. In get-togethers, people tend to tak about such highly visible, high-priced "things." It's like a new Mercedes will get more attention in a neighbor's driveway than a new Chevrolet.

In all probability, the established company developed a good reputation by performing well on much smaller jobs for many years. That's how it earned the attention of the more affluent clients. No doubt it does many projects every year that are appreciated by typical middle-class families.

You would be wise to find a way to afford the services of the established company. Their professional services are more likely to deliver the value you deserve from a project that will pay back 20 or more years of family enjoyment. You will find that, in the final analysis, it's a price well worth paying.

Check Company Credentials

Q: How can I check out the credentials and financial stability of companies?

A: You can protect your downside risks by:

Speaking extensively with clients whose projects have been completed in the last three months.
Checking that the companies give written warranties, are licensed (if necessary), take out building permits, and have proper General Liablity and Workman's Compensation insurance coverage.
Checking professional references like bankers, accountants, and corporate attorneys.
Checking credit references like major material suppliers, key subcontractors, etc.
Checking for complaints with trade associations like NKBA and NARI, the Better Business Bureau, or state consumer protection agencies.
Seeing how visibly committed they are to community or civic organizations like the Chamber of Commerce, Rotary Club, etc.

Companies who balk, or are slow in producing their references, probably are not worth your consideration.

Avoid Deep Discounts

Q: Should I be concerned if a company offers to reduce the price 20% to get my business?

A: You bet! It tells you a lot of things about the company and what you may expect on the job.

If they drop their price that much, then past clients have paid too much! The company may have a dishonest streak so you might expect to pay too much should "extras" arise on the job. It's one way they can make up for a lower contract price.

If you are like most people, cutting prices could leave you with the impression that a company's products, personnel, and services may not be as good as other firms. Or maybe it's their intention to "short" you on the quality of many products that go into your job, get away with fewer services, and put apprentice tradespeople to work...all to reduce their costs.

If a company's staff and subcontractors know that your job was taken at a lower price, they will lack the motivation to produce high quality service and workmanship. Why work harder for less money? Expect delays, little courtesy, poor follow-up, shoddy workmanship, and tension (both with the company and within your family).

Finally, during economic slowdowns in particular, it's not unusual for "marginal" companies to lower their prices in order to receive deposit dollars for working capital purposes. This may set off a chain reaction of events that could lead to eventual bankruptcy!

You see, lower prices mean lower profit margins which, in turn, mean fewer available dollars to pay for quality materials, creative design, technical support, project management services, etc...the very services instrumental in giving you what you want in the way of a quality project!

If a company tries to compensate for the lower profit margins by increasing its sales volume, it will require more than 50% increase to maintain the same margin in dollars! As a result, it will need more personnel to produce the additional volume, further draining company financial resources.

When a company falls victim to such a vicious cycle, you may need to expect the following on a job-delays in material deliveries, work-stoppages, mechanic liens from unpaid subcontractors, no service, an umcompleted project at virtually any stage, loss of deposit money, or additional cash outlays to others to complete the job. And lots of aggravation!

Dealer's Services Checklist

Q: What kind of services do I need to receive a quality job?

A: From my experience, the best results are achieved when the following ten services are furnished by your remodeling source:

Needs Analysis-done thoroughly by trained experts generally in your home.
Creative design-again, by trained, experienced experts who plan the entire space and involve your ideas.
Consulting-objective counseling in all aspects of the project and beyond what may be actually in your contract.
Cost Options-to give you flexibility of choice.
Documentation-detailed drawings, cost accountability, specifications, and contract.
Technical Review-to double-check the details before the products are ordered.
Purchasing System-includes extra shop drawings and verification procedures.
Project Management-scheduling and supervision that makes for a smoother installation.
Installation-by qualified, reliable craftsmen.
Job Completion-written procedures to finish off the "punch list" expeditiously.

Depending upon the philosophies and performance standards of the individual companies submitting proposals, you may pay anywhere from a little to a lot more money to receive all of the services. Some firms may not want or be able to provide many of the services.

But remember, you usually get what you pay for! The more services you buy and pay for at time of contract, the more successful your installation will be. And the greater your over-all satisfaction will be with the new room.

The fewer services you contract and pay for upfront, the greater your risk of experiencing problems with both the installation and the finished project. So your decision comes down to a choice between low price and genuine value. If you buy the services, you will receive the value.

Minimize Risk
Q: Can I save money by purchasing the materials myself?

A: In almost all cases, no. Let's use the kitchen again as an example. Many consumers shopping for a kitchen think they can save money by directly buying the design from one source, the cabinetry from a second source, and the installation from a third source. In reality, the ultimate price that's paid is usually about the same, and sometimes more, than if one source furnished all three items.

This line of reasoning underestimates the complexity of a renovation project...all the details involved and the services required to communicate, coordinate, control, and supervise those details. It's these services that minimize the extra costs incurred through delays, omissions, errors, corrections, after-thoughts, and future repairs. Think of them as one big insurance policy.
When separate suppliers are involved, rarely do they want or need to extend themselves beyond what they are furnishing. After all, they are not being paid for it. You put yourself at risk three ways. First, important details may not be conveyed among the three parites, creating problems once the job begins. Secondly, when problems arise, each party is likely to blame the other; no one wants to assume the costs of correction. And finally, caught in the middle, you may incur the emotional costs of aggravation, turmoil, and tension.

In some citites, there are a few special companies that may only furnish the kitchen design and cabinetry. And while they may not actually contract for the installation, the consumer risks are minimized because they help select or supervise qualified craftsmen.

Dealer Services

Q: Do product manufacturers in the remodeling industy require their dealers to furnish certain services?

A: There are always exceptions, but the manufacturers of most successful product brands request their dealers to make some services available. Many hold their dealer's services in high regard.
For example, the president of a well-known "furniture-grade" wood cabinet manufacturer made this statement to me more than 20 years ago, "Ken, our cabinet product is only as good as the dealer's people who design with it, order it, handle it, install it, and service it. They have more direct impact on the customer's satisfaction with our product than anyone in the factory, including myself."
If the truth be known, low-priced cabinet lines live to be in the same dealer's showroom as a higher-priced line for one good reason: they know that the dealer's staff, skills and services will make their product look like it's worth as much as a higher-priced, better known brand!

Quality Assurance

Q: How can I be sure that suppliers furnish these values?

A: Actually, a number of ways. Your instincts will tell you a lot in the openness and thoroughness of their approach, their willingness to listen to your problems and "wish list," their interest in having you understand anything and everything about a remodeling project, and their direct discussions about what products and services cost. You want to feel comfortable with the accuracy and objectivity of the information being represented so you can make sound, intelligent decisions.

However, the quality, nature, and number of services they provide will be much clearer signals. The human effort, how it's organized and performed, takes a prominent role in giving you the assurance of receiving these important values. You can be sure when suppliers are willing to furnish concrete evidence of these services, the quality of their staff and subcontractors, and the systems they employ to control the incredible number of details in the renovation business, they are not just giving you "lip service."

Everyone promises good service, so don't just accept what suppliers may tell you. Words are cheap! Make them prove that these services not only exist but are routinely performed at a very high level of quality and consistency.

Of course, the most reliable means of assurance come from the suppliers' most recent clients. Ask to see endorsement letters from past clients. Or better yet, ask to see all the Performance Evaluation Reports on company projects for the last one to three months. Such evaluation requests should be routinely mailed to clients at the end of each job. Frankly, if a supplier is not interested in how well they performed for a client, you may surmise their service is not very good. And it probably isn't!

A Good Price is Not Enough

Q: What other "values" should I be considering?

A: Well, we have already discussed one-a good design that best achieves your objectives. Of course, it's possible to have a number of values associated with design: creativity, better long-term functional performance, the "look" of the room, reduction of risk in living with design mistakes, attention to detail, willingness to listen to your ideas, and problem-solving solutions. Value is in the eye of the beholder!

A second group of values stems from the installation phase: on-time delivery, minimization of delays, safety precautions, courtesy of workmen, quality of workmanship, frequency of communication, willingness to make things right, "trouble shooting" skills, quality of supervision, attention to detail, thoroughness of clean-up and promptness to complete "punchlist." Those who have gone through major remodeling before list all of these as very important values to find in a supplier.

"Veterans" of the remodeling process also feel stongly that suppliers should stand for honesty, dependability, objective advice, flexiblity, attention to detail, courteous service, quick follow-up, and a willingness to back up their job years later.

Finally, the dollars saved in the long run from avoiding costly errors, oversights, and delays, the enhanced value of your home from a remodeling project well done, and the enjoyment your family receives in using a quality new space are values proven over the years to have a much greater significance than just a good price!

Determining Your Best Value, Part II

Q: If the plans are pretty much the same from each firm, won't the lowest priced proposal represent the best value?

A: No. On the contrary, the low bidder could be the worst value! You see, kitchens, bathrooms, and other remodeling projects are largely intangible products. Unlike a tangible product, such as a suit of clothes, you cannot "try on" a new project in advance. In fact, when something is created out of literally hundreds, possibly thousands, of "erector-like" parts and many different applications of human effort, you really won't know how good the "fit" is until the project is totally completed and you and your family begin using it. Even for what may appear to be substantial savings from a low bidder, that's a lot of risk to undertake...one that may haunt you for years to come.

When it comes to these types of intangible products, there are other more important "values" that you should be looking for in a supplier. A good price is simply not enough.

Towel Warmers: Creating that 5 Star Hotel Feel in Your Own Bath

In an earlier Blog on the latest bath trends, we mentioned the use of thermostatically controlled towel warmers. With New England’s wintery winds fast approaching, we thought you might enjoy reading a little bit more about these “luxury” fixtures.

Towel warmers gently warm bath towels and linens and can also be used as a primary or secondary source of warmth in the bathroom. There are two types of warmers, electric and hydronic. Electric warmers generate their heat from an internal heating element, similar to a curling iron. Hydronic warmers are connected to a home’s hot water heater and circulate warmed water through the unit. These tend to be more expensive due to the fact that they need to be professionally installed by a plumber, however since they don’t use an electric heating element they can be placed in an area that might get very wet such as near a hot tub, steam shower or pool.

Electric options may be free standing, plugged into a standard wall outlet, or hardwired, and come in a myriad of style options to match any home décor or taste. Plug in units are the most affordable, usually costing about $100. Units that are wall mounted or hardwired are slightly more expensive running from $200 - $800. Another option is a warming drawer built into the bathroom vanity. Typically used for kitchens, this is the most expensive option, but warming drawers are a great place to warm up a pair of slippers or a bathrobe.

Towel warmers not only bring a little touch of luxury to the bath, reminiscent of a five star hotel, they are also inexpensive sources of heat in the bath costing roughly 25 to 60 cents per day if left on continually, and prevent towels from becoming mildewed and sour smelling. For energy conservation, many models come with programmable thermostats so that you can program your warmer to heat up your towel just in time for your morning shower. Determining Your Best Value

Q: How can I tell which company's proposal represents the best value?

A: There are four factors that affect the price of every remodeling project-its scope or size, the quality of the product specified, the nature of the design, and the number and quality of the services performed.

Now let's take a kitchen project as an example. No doubt, you have asked the three potential kitchen suppliers to have their price based upon the same job parameters and quality grade of cabinetry, countertops, and related products.

So that means you only need to evaluate (a) how well the design from each company satisfies your needs (and pleases your sense) and (b) how good their services are relative to their respective prices. When you do that, you should be able to tell which price represents the best value.

This is the first in a weekly series of questions and answers from SEN Design Group President Ken Peterson, CKD, on what consumers need to know about acheiving the best value in a kitchen or renovation project. In today's economy, people are looking for the best value when it comes to making any major purchase. And that's the way it should be. Unfortunately, too many people interested in buying a kitchen, bath, or renovation project regard low price as the only indicator of receiving the best value...until it is too late...Rarely are the differences in the quality and pricing of the services performed in a project ever mentioned. Yet, it's these intagibles that will determine the quality of the finished room and hence the value of your investment-more so than any individual brand or product!

Q: When I buy a kitchen or renovation project, should I get several firms to bid on the same plan?

A: Yes and no. Yes, it's important to visit a number of companies (recommended by either someone you trust or who has done a recent project you have admired) to get a sense of who they are, what they have to offer, and how they operate. These exploratory visits are much like interviewing attorneys to draw up your will-you want to determine the firm's capabilities, and the person's credentials who represents that firm, to satisfy your needs.

On the other hand, getting three or more firms to bid on the same plan is really counter-productive. One of the very best services you should expect from a professional in the remodeling field is a thorough Needs Analysis. your answers to a host of questions (the more the better) may generate some design solutions you never thought of and which still may be within your budget range. That's one good reason to truthfully share your budgetary needs with anyone you begin to work with. Their goal should be the same as yours-to help you get as much as possible from the sum you are willing to invest.

Today’s Bathroom Trends

The design trend for today’s bathroom is white or light neutrals for permanent parts of the bath with accents of color or the addition of color in the accessories & decorative elements.

KBDC is mindful of creating baths that blend well stylistically with the age and era of the home. While a timeless, classic look is in for older homes, the market is trending back to a cleaner lined styling influenced as ever by European trends. This supports the notion of creating spaces that are easier to clean and thus more hygienic. Other design trends include glass and stone tiles mixed with ceramics for walls & floors, thermostatically controlled, radiant heated floors and towel heaters. Once considered luxuries, these selections allow for more usable space in the bath, the ability to heat the bath in “swing” seasons without turning on the whole house heating system& they reduce humidity, which allows towels to dry out faster. And what’s wrong with a little luxury at the start and end of our day???

Master baths seem to be trending away from the huge rooms of twenty years ago to smaller, carefully planned and well appointed spaces. Fewer jetted tubs and more spacious showers with multiple showerheads, body sprays, and steam. The jetted tubs are moving to air for hygienic reasons. Showers for two are increasingly popular…with today’s busy schedules, when else will you see one another?

There's no better investment than your home. It is a well-documented fact that properly designed and expertly executed projects always add value to your home. If you choose to remodel, go the experts...or put your money in the mattress.

Excess labor capacity in the market can make a project more affordable. But beware the "newly minted" remodeling contractor who's moved over from new house construction-it's a completely different profession.

Material prices are going up dramatically. For example, glass and roofing are up 15% in one month. If your home requires remodeling or you simply want to create your special "safe haven"..now's the time.
